Looking for spaces for art!

Specs:
* Min 45 sq m, can be bigger
* Possibility to bring max 20 audiences members in at same time in Dec, during a few days
* Minimum need December, but if budget allows, we'd love to get to the space asap to build a set.
* Location in central Helsinki (or centralish)
* Electricity
* Super flexible with the kind of space: office, studio, storage, cave, balcony, open, of a funny form
* possibility to rig some light things would be awesome, but not necessary
